Cindy is determined to "Pay it Forward"!
As Cindy grew up in a humble background, she worked as a tuition teacher to supplement her allowance and to buy her favourite publication, The Economist. It is from a young age that she developed a strong interest in Economics.
Hence, it was natural that she read Economics as a major, together with Business, for her double degree in the prestigious Australian university, Monash.
Armed with a double degree, she was swiftly recruited by Microsoft distribution channel as a Product Manager, a role which involved analysing, distribution and promotion of the company's products.
Working around 10 years in the IT industry, she was headhunted to Epson and Samsung, where her contributions to Samsung were recognised by the MD himself.
During her interactions with clients, she learnt the art of property investing, as her clients were savvy business owners with large property portfolios. This motivated her to start her property investment journey with her husband.
It is during her corporate journey that Cindy married her businessman husband and they had their daughter. When her daughter was 6, Cindy was faced with a crucial decision, as she had been missing out on her daughter's younger years and needed to be there for her, as she commences her primary school education.
To provide her best for her daughter, she decided to leave her senior role in Samsung. With her daughter in school, Cindy had time on her hands, which she used to meet up with friends and even help her colleagues at Samsung voluntarily.
Then, a close friend previously from the IT industry encouraged her to join the real estate industry, as she had the experience, knowledge and network. Taking a leap of faith, Cindy decided to be a realtor and enjoyed the fruits of her labour, while spending quality time with her family, as being a realtor accorded her work life balance.
With Cindy's honest and nurturing personality, Cindy built a substantial base of clients, primarily through referrals. Clients know that Cindy will do her best to provide them with invaluable advice and guidance.
Let the Numbers Do the Talking
A clear "No go" if there is no safety net to protect clients. With her strong economics background, Cindy is able to make sound judgements in macro and micro.
With a mindset to patiently help clients, Cindy is known to advise clients to reject property transactions that she analyses to not provide a safety net and not beneficial to her clients' needs and finances.
This caring mindset has been developed from her interaction with clients in the IT industry, who were actively investing in the property market and guided Cindy on the "ins and out".
Together with this mindset and her background in business and economics, she formed her unique proposition to clients for their real estate purchases and investments.
Cindy's ability to make sound judgements based on macro, micro and clients' needs has enabled her to help many clients start and build on their asset progression journey in a safe and calculated manner.
Besides using her analytical skills to advise clients, she protects their property purchases with safety nets, while maximising all available options.
One example is Cindy conducting stress tests for her diverse base of clients, to factor in the possibility of increase in property loan interest rates, which we now see increasing across the board.

She believes that good relationships are more valuable than business monetary gains.
Cindy believes a realtor's role is not to just facilitate buying and selling of properties. Hence, when she connects with clients for buying and selling of property, she treats them as if it is her own property transaction. Cindy exercises patience and perseverance to understand her clients' needs and to find the correct match.

Besides using her analytical skills and detailed financial calculations, Cindy goes the extra mile to engage her clients when buying or selling. She consults clients before they decide to sell the property by understanding the family's dynamics, ages, financials and future plans like children's education expenditure and retirement planning.
Upon understanding the needful Cindy will share the options that the client has and how they can maximise from their current position. Clients receive this invaluable advice to help manage and plan their real estate and financials in a more informed manner.
This additional service is part of Cindy's pay it forward mindset that she has developed after her interactions with clients from the IT industry, who had sincerely helped with her property investment journey.
Cindy's clients are very grateful for her unique advice and service, where they have been strongly recommending her to their family and friends. Of the more than 500 properties that Cindy and her team have transacted thus far, about 80% of the clients are from referrals, signifying caring and sincere service.

Cindy believes that her success is a result of her continued efforts to help clients sincerely and willingly, which she pledges to continue and impart to like-minded team members.

Cindy started Cindy Sim Division in PropNex, as she was excited and eager to guide and share aspiring realtors to achieve success. She conducts her sharing and training sessions to build the team's mindset, soft skills and technical knowledge.








In addition, she personally mentors teammates one on one regularly to advise and guide them. Lastly, she conducts OJT sessions, where realtors accompany her for her appointments and vice versa.
With a holistic programme, experienced and new agents are able to apply relevant knowledge and serve clients with top notch service.
Besides coaching her team, Cindy is appointed as a trainer for the SpecialiSed Workshops series for GKD, where she shares soft skills like techniques to serve buyers and client engagement and retention. Given her nurturing and sharing nature, she has attracted many participants during her sessions.

Influenced by her parents and her giving nature.
Philanthropy runs in Cindy's family with her father and mother displaying charitable values, kindness and giving to the needy. Cindy inculcated these values and is a regularly donates to temples for events, books and meals.
Besides her personal donations, she is a PropNex Ambassador, which is a recognition by the company for PropNexians who are active in donating to and helping charities.

A Diverse Portfolio of Investment Properties to Generate Passive Income
Generating capital appreciation and rental income through real estate
Learning and applying property investment strategies from her clients during her years in the IT industry, Cindy and her family have built a considerable portfolio of properties over the years, by taking action decisively.
With her first property purchase being a BTO, Cindy adhered to the advice of her property investor clients and saved as much as she could during the 5 years minimum TOP.
Thereafter, together with her family, she invested into condominiums, including a penthouse in their portfolio currently. Being an investor herself, Cindy is consistently looking out for opportunities to increase her assets and properties portfolio.
An Avid Reader and Drama Fan during her free time
Cindy believes in some "Me Time" to refresh and rejuvenate
With reading been her hobby since young, she has continued to grow her knowledge by reading books and periodicals. Her favourite authors are Robert Kiyosaki and Warren Buffet, with the Economist being her all time favourite read.
To relax, Cindy watches Chinese and Korean dramas regularly. Watching these serials helps her to calm and clear her mind.
To recharge and rejuvenate, Cindy visits the spa occasionally. She believes mental health and strength are key ingredients to achieve happiness and success.
